I’ll agree with you that there’s no reason to keep pushing to failure every time if you’re trying to increase strength. As a general rule of thumb I try to keep 2 reps in the tank on the 3 main lifts and push to failure only once in a while. Hypertrophy is a different story because I’ve been known to push my last set on every exercise to failure if I’m feeling good LOL. I’m freaky like that

I truly believe hpertrophy takes a hit after hitting failure every time as does strength as discussed.
2 weeks of failure & 2 weeks training to 90% is key to muscle building imo

I find myself agreeing with PFA on an earlier statement: holding back and maintaining while your focus is on something else (like that rental property) is fine. It's a long game not a short one.
